We structure and place the capital that gets residential projects built.

Construction, A&D and land debt for homebuilders and developers. Twelve years on the lender's side of the table. Now we're on yours.

WHAT WE ACTUALLY DO

Two CFOs run a building & development company. Many only have one.

A straight answer on whether it works

Before anything is packaged, we underwrite the project the way a credit committee will — lot basis against finished value, true cost not just hard cost, absorption, reserves, exit. Sometimes the answer is that the deal doesn't work yet. You'll hear that from us first, not from a lender six weeks in.

A capital structure, not a rate quote

Senior debt, the equity gap, release prices, draw mechanics, interest reserve, intercreditor terms where there's subordinate capital. The structure is the product. The rate is an output of it.

A package a lender says yes to

Most deals die on presentation, not on merit. We build the submission the way the people reading it need it built, and we answer the questions before they're asked.

The earlier you bring us in, the better the terms

Our best work happens before the deal is set — while the structure, the takedown schedule and the lot basis can still move. Brought in early, we steer the plan so the project is financeable on the best terms available to you. Once a deal is papered and shopped, most of the leverage is already spent.

Selected projects financed by David Guiness

Keetley Ridge · Heber City, Utah

Acquisition and development financing for 12 townhome pads and 8 single-family lots, followed by vertical construction loans for the townhomes. We were involved from the beginning and laid out the financial strategy for the project — the A&D structure, the release-price schedule, and the sequencing that cleared a hard land deadline.

When the problem is the capital structure itself

Not every engagement is a new loan. We've been retained to find out what a balance sheet actually holds — and found a lien position that had been quietly released, senior debt that had grown without notice, and eight notes that needed to become one. We modeled the payoff lot by lot, consolidated the debt into a single secured facility, and told counsel what to paper.

If you're holding a development asset and you're not certain what you own, that's the work.

Who we are

David Guiness, founder of Structure Lend

Structure Lend is David Guiness.

Twelve years on the lender's side — commercial real estate and homebuilder finance at Zions Bank, then top producer at Builders Capital, where he opened the Utah market from nothing and financed 463 homes and 418 lots. Across both, $379 million underwritten and $311 million closed. Dual master's degrees in Real Estate and Land Development from Texas A&M. He still flies and photographs the projects he works on — every aerial on this page is his own.

He started Structure Lend because the most useful work he did as a lender happened before the loan application — and lenders don't get paid to do it.
